The sale of the property is being conducted under judicial authority, pursuant to the judgment rendered, and is subject to the following special conditions:

Any Promise to Purchase must remain irrevocable for a minimum period of seven (7) days. No offer will be considered until ten (10) business days have elapsed from the date the property is listed on the CENTRIS network.

Any Promise to Purchase must be accompanied by a minimum deposit equal to 5% of the offered purchase price, in the form of a bank draft or certified cheque payable to Charron Boissé Lévesque, Bailiffs Inc., in trust.

Any Promise to Purchase that fails to comply with all conditions required by the Seller, including those arising from the judgment, the brokerage contract, the present description, or the Seller's Schedule A, shall be deemed non-compliant and automatically rejected.

The property is sold without any legal warranty, whether express or implied, including, without limitation, the legal warranty of quality provided under Articles 1726 and following of the Civil Code of Québec. The sale is made in accordance with Article 1731 of the Civil Code of Québec, at the Buyer's own risk, without any warranty other than the Seller's warranty of ownership and personal acts.

The Buyer acknowledges that it is their responsibility to inform themselves of the legal consequences of a judicial sale, to conduct any investigations they deem necessary, and to satisfy themselves as to the quality of title being acquired and the condition of the property, which is being sold as is, without any representation or warranty from the Seller.

No inclusions, whether interior or exterior, form part of the sale.

Areas, dimensions, living square footage, year of construction, and all other descriptive information are provided for information purposes only and are based on public sources or previous documents. The Buyer shall verify the accuracy of such information by any means deemed appropriate, including obtaining, at their own expense, an up-to-date certificate of location and carrying out any other verification considered necessary.

The Seller's Schedule A forms an integral part of any Promise to Purchase.
